We look forward to creating a beautiful development, but to be honest – we will make some noise while we build. Naturally, we comply with Frederiksberg Municipality's regulations regarding environmental conditions. This means that the construction site may make noise or create dust on weekdays between 7 AM and 6 PM. We will do everything we can to minimize noise and other inconveniences as much as possible.
The project takes the next step

We are currently carrying out the preparatory works ahead of the demolition of the rear building facing Værnedamsvej – the future hotel. We expect the demolition to begin after the summer holidays.
At the same time, we continue to work on the next phase of the project and are still awaiting the necessary building permits for the residential development and the establishment of the parking basement. It is a comprehensive process that requires close coordination with authorities and advisors, and we look forward to taking the next steps as soon as the permits are in place.

Status of district heating conversion

As part of the construction project, a main district heating line between Gammel Kongevej and Frederiksberg Allé has been relocated. The work was carried out in collaboration with Frederiksberg Forsyning, RAWO A/S and Zahco Lind, with a focus on ensuring stable operation throughout the entire process.
The interruption-free solution was efficient and minimally disruptive
Using full-flow tapping valves, new connections were established directly on the existing pipelines – without interrupting operations. The method requires specialized expertise but made it possible to complete the work quickly and efficiently. As a result, no one experienced any service disruptions. The chosen solution allowed the relocation to be completed in a single day without interruptions. At the same time, both time and resource consumption were reduced compared to traditional methods.
Detailed design and preparation for hotel construction

The detailed design work is progressing well
Work on the project is progressing, and we are currently in a phase where several key clarifications and details are being finalized. As part of the detailed design process, we are focusing on essential aspects that are important for the project’s long-term quality. After the New Year, the detailed design work will continue. In parallel, we are in ongoing dialogue with the municipality regarding the building permit for the residential units.
Start of construction
For the hotel development, we expect to be able to commence construction from spring 2026, provided that the final pieces fall into place as planned. We will begin the preparatory work already at the start of the new year. We look forward to sharing a more concrete timeline as we get closer to the start of construction.

Building permit facing Værnedamsvej
We have now received the building permit for the hotel construction facing Værnedamsvej, and the project planning is underway.
After the summer holidays, we expect to be able to announce an overall construction timeline.
Status on demolition and building permits

Demolition
Most of the demolition work has been successfully completed. We have chosen to postpone the demolition of the extension on the building facing Værnedamsvej, as it has proven more efficient to carry out this work when we begin construction on the building. This means that there will be limited activity on the construction site until we have obtained the building permits.
Building permits
Over the coming months, we will be working on submitting applications for building permits, as our preparatory reviews have been completed. We have already applied for a building permit for the hotel facing Værnedamsvej. Applications for the rest of the project are expected to be submitted within the next month. As soon as we receive the permits, a detailed timeline for the execution of both parts of the project will be presented.
We will update the website as soon as we have more information. Everything is still progressing according to plan.
Demolition until spring 2025

Demolition
We are in the process of demolishing the extension at Frederiksberg Allé 22, as well as the elevated walkway connecting the two innermost buildings on the site. Following this, we will begin demolishing the extension on the building facing Værnedamsvej. The entire demolition process is expected to take approximately three months from week 3 and is anticipated to be completed before spring arrives.
New secured entrance to the construction site
Additionally, we have begun constructing a secured entrance and exit for the construction site in the form of a gate system at Sankt Thomas Plads, in collaboration with Frederiksberg Kommune and the closest neighbors. This is being done to separate construction site traffic from other road users and to ensure that unauthorized individuals cannot access the site. This is a standard part of any construction process and ensures your safety when passing by the entrance.

We have completed the interior demolition and geotechnical investigations as planned.
In week 3, the demolition of the extension at Frederiksberg Allé 22 as well as the elevated walkway will begin. The demolition is expected to take approximately three weeks. This work marks the start of the exterior phase of the project, and we look forward to continuing the development with the same focus on quality and the environment.
The timeline from now and until Christmas 2024

We are currently conducting interior demolition in all three buildings. Additionally, we are carrying out geotechnical investigations in the area. All of this is preparatory work for the actual construction, which is expected to begin in the first half of 2025.
